Estero is master planned almost end to end. Shadow Wood, Copperleaf and Spring Run inside The Brooks went up around 2000, Grandezza and Bella Terra followed, and Verdana Village is still filling in east of I-75 off Corkscrew Road. Two things follow from that. First, the doors are mostly the same builder-grade insulated steel in a handful of panel styles, so parts are predictable. Second, nearly every one of those communities has an architectural review committee that controls color and panel design, and the approval has to come before the order. West Bay Club and the streets closer to Estero Bay add salt exposure that the inland communities off Corkscrew do not deal with.
